I used Eric to sell my first property and the process went as well as I could’ve hoped for. I chose him based on his awesome Yelp score and he and his team lived up to it. He made the whole process as simple as possible and was easy to get a hold of if I had a quick question. He was a good combination of professional, but relaxed and easy to talk to. Unfortunately I had to move away from Austin, but I’d definitely call him up if I was looking in the area and won’t hesitate to tell my friends if and when they are looking.

If anyone is looking to re-locate to Austin or to purchase a home, I’d recommend working with Will Mackintosh at Bramlett Residential. He is professional and very experienced with the Austin market & surrounding areas. I was flying into town from NY for just a few days and communicated with Will via email. I was interested in a few condos and he quickly responded and provided me with a detailed breakdown of rent comps and an investment analysis on all the units I inquired about. This included HOA fees, estimated mgmt fees, insurance, interest rates etc. The data helped me understand the market and also the appreciation values year over year. Receiving this prior to my arrival was great. This shows how prepared Will is as an agent. He works with #’s and that’s the most important thing when considering a purchase. Will was friendly and kept me realistic when it came to what I could find with in my budget parameters. He even put me in contact with a local lender who I connected with to answer my questions in regards to loan approval and interest rates for investment or secondary properties. Having fast and good client service is important when you are making a buying decision. Will was quick, responsive and very helpful for someone looking to re-locate.

Eric Bramlett was a rare and valuable find when it came to me looking for a real estate agent – I’d consider anyone reading this very fortunate in fact. Eric had the unique ability to put himself squarely in my position, while superimposing the years of experience that a first-time buyer like me was lacking. Added to that was his no-sales-pressure approach, warm personality, promptness in replies, and a no-nonsense approach to doing business. When we would walk into a place, I had complete confidence that he would know if it was a place I should be considering, or just a waste of my time. Just for some more background: I’m someone with extensive experience in investments outside of housing, and for a long time had thought “I can buy a house without an agent”. But after the time I spent with Eric, I’ve changed my opinion quite a bit. While I still think I could buy a house without the help of the average real estate agent out there, I would never, ever buy a house in Austin without using Eric. It’s too big a decision, there are too many pitfalls, and he’s just too valuable a resource.

Eric sold our house in Austin for more than we thought was possible in less time than we imaged. What more can you say? Well, I’ll try to add more color just so this doesn’t seem absurdly short. He knows the Austin real estate market essentially intuitively. He has “a guy”, or gal, for anything that needs fixing or remodeling. His staging lady is an ace. He’s professional in a line of work that attracts a lot of halfwits and flakes. If you’ve ever sold or purchased a home before, you unfortunately know what I mean. He’s always working and always available, which must be terrible for his personal life but is fantastic for you if he is selling your house.

I moved to Austin and knew nothing about the neighborhoods and suburbs. He was incredible at providing me insight into numerous areas and extremely prompt on any questions I had during the search. Ultimately we found a house in Cedar Park and he helped me through the whole process making it seamless and stress free. I would recommend him to all my friends and family. You want an agent who can provide feedback on the the various neighborhoods, responsive, efficient with your time, connected, honest and has the tenacity to get it done. He’s on point with them all.

I had my real estate license for many years before I let it go because it just wasn’t for me. In that time, I sold plenty of houses, bought plenty of houses, and rented plenty of houses. The barrier to entry for real estate is ridiculously low, so there are LOTS of unprofessional people in the business. I’ve dealt with a lot of them. Eric was my broker when I had my license, so when I gave up my license, it was an easy decision to go to him when I needed help. First of all, Eric isn’t a salesman in the least. He’s an advisor. If he were a salesman, he would have told me to list and sell my properties when I contacted him to see what my options were like others have. However, instead of trying to talk me into doing something that would have netted him around $20,000 in commission, he told me what he would do in my situation, which was to hold onto the properties and continue renting them out. So, he chose to give me solid advice rather than try to earn a $19k higher paycheck. That says a lot about him, and that’s why I trust him. Eric and his team are very organized and have systems for every process. They communicated with my current tenants and negotiated an extension (at a higher rental price) on one property and got another property leased out very quickly, after thoroughly vetting the new tenants and helping me with the move out for the old tenants. I’ve seen Eric in action on property sales, and he’s just as organized and efficient on sale transactions. Eric is the cream of the crop. If you already have someone you like, do yourself a favor and call Eric to see how he compares. If you don’t have someone in the industry that you like, you won’t go wrong just calling him and going with him.

I had thought finding a good, reliable, professional, prompt, easy to reach, has my best interest in mind type agent did not exist in Austin area until I found Eric. He is all of that and more. It started with an easy call that explained my goals to him and within two hours I got customized emails with properties I should target. Eric offered his insight into property condition, fair offer price based on market condition and history/geography and desirability of the location. He even recorded video walk through of the properties for us. Always had my best interest in mind. Offers we wrote would get us considered, but fair for the property. We had one really bad seller agent try to get us into a badly maintained property by trying to pull some legal technicality on us (which they were wrong about). Eric patiently, expertly and professionally navigated the situation and got us out of the mess without too much stress on my side. We finally got an investment property that Eric picked for us (he knew what we were looking for so well), and is now managing it for us. He also helped me with local load and insurance agents who are equally responsive and professional as him. Highly recommend using him for your real estate needs.

We initially contacted Eric 2 years ago because we were interested in moving to Austin and he had really good reviews. He immediately put together a list of homes for us to look at and they were all exactly what we were looking for. Eric gave us all the in and outs of the Austin area and he really made us fall in love with the place. Unfortunately we were not able to move forward with a house at the time, but 2 years later we asked him to again show us some homes and he spent his whole weekend showing us properties. We found the one we loved and now we are official Austinites! Eric is absolutely awesome and was there anytime I had questions about anything from the loan process to specific relocation related issues. I highly recommend Eric and I am already making plans to have him show my parents some homes in the very near future.
