This MSA encompasses Bastrop, Caldwell, Hays, Travis, and Williamson Counties. The Austin/Round Rock MSA has seen explosive growth in the past 10 years – growing in population by 450,000 residents, or 40.8%. Austin Texas is situated on the Colorado River and has 3 lakes created by dam within its city limits: Town Lake, Lake Austin, & Lake Travis. The eastern section of Austin is relatively flat, but the western section & suburbs consist of rolling hills at the beginning of Texas Hill Country. The hills to the west are mostly limestone rock. A great point of interest in Austin is Mount Bonnell – about 780 feet above sea level and a great place to stop and overlook Lake Austin, which is approximately 200 feet below its summit. Nearby Cat Mountain also offers some fantastic views from the neighborhood streets that wind up & down its face. Austin’s climate is characterized by its hot summers & mild winters – basically, a humid subtropical climate, receiving 33.6 inches of rain per year, which mostly falls in the spring. Summer is typically hot and humid, with average temperatures above 90 degrees, and temperatures above 100 degrees not uncommon. The highest temperature recorded was in the year 2000 at Camp Mabry – 112 Fahrenheit! Winter offers a nice break in the heat with an average high of 62 degrees in December, 60 degrees in January, and 65 degrees in February. Austin averages 88 days in which the temperature falls below 45 degrees Fahrenheit. The University of Texas at Austin graduates thousands of students each year which provides a steady source of young, talented, and driven employees to Austin’s Job Market. The Austin Texas Real Estate Market is much more affordable than Silicon Valley, which has attracted many large technology-based companies to place their headquarters, or a large presence, in Austin Texas. Austin’s largest employers include The University of Texas, the State of Texas, SETON Healthcare, IBM, Freescale Semiconductor, and, of course, Dell. Other high-tech companies in Austin include Vignette, Applied Materials, Intel, Cirrus Logic, Apple Computer, AMD, National Instruments, Silicon Laboratories, Sun Microsystems, and Motive Inc. Samsung recently completed construction of a $3.5b chip manufacturing plant that brought more than 900 jobs to Northeast Austin. Austin prides itself on its locally owned businesses & consciously supports them over the more common national chains. The “Keep Austin Weird” campaign is a large supporter of local businesses, and the citizens of Austin have a high level of commitment to preserving Austin’s local flavor. If you ever fly in or out of the Austin Airport, you will notice that every retailer is a local Austin business.

Eric Bramlett of Bramlett Residential has probably ruined any future experience I may have selling or buying a piece of real estate with any other agent. I honestly don’t see how any agent will be able to compare with the service I received from Eric during my transaction. As the property involved in this sale is part of an estate that is in dependent administration, the sale required court approval at many steps during the process. Eric handled the additional headaches and holdups with professionalism and grace. He even went so far as to cover an unexpected cost out of his own pocket to keep the process moving along. In my little over half a century on this planet, seldom has any chore that I thought would be so bad turned out to be so pleasant and I honestly can say that it was mostly because of Eric’s performance. I would highly recommend Eric to anyone looking for assistance buying or sell a piece of real estate.

I was lucky enough to have been referred to Eric as the right person to handle the sale of my mother’s home. Both Eric and his team were wonderful to work with for a variety of reasons. Honestly, for me this is hands down the best real estate agency in the country. I’ve done 17 personal real estate transactions in many locations across many states and this team is the best by a mile and sets the bar very high. I’ve worked with Eric and Bailey and they both are a joy to work with, responsive, know this market inside out, never push, never encourage you to pay a higher price than necessary, and they get the job done. Plus they’re just super nice people. If only all realtors were half this good.

Eric Bramlett is not like any other realtor I’ve worked with. Aside from him doing the job of what you expect a realtor to do, he helps his clients to realistically set goals for their home seller experience that is specific to their individual needs. My personal experience having Eric as my realtor was extremely positive and exceeded my expectations. He’s patient, smart and incredibly savvy about the market. He answered my questions in a timely manner, and was supportive around issues I had no control over such as agents scheduling a showing and not cancelling if they weren’t able to make it, and providing me with a referral to a good lawyer to help me deal with a contractor problem. My situation was not the norm since I was doing a lease back on the property I was selling. I was somewhat anxious about preparing my place in advance for showings. Eric made himself available to offer grounding advice. The icing on the cake was that my place sold at the listing price. He has a highly professional and talented team to assist him. I’m incredibly grateful to Eric on many fronts.

I am relatively new to Austin and needed to find a realtor that knows the area fairly well as I was looking for a good investment. I decided to go to Yelp and look for someone knowledgeable there. I cam across Eric Bramlett and gave him a call. I had hesitations at first because he seemed like he might be a busy real estate agent but i called anyway and he answered the phone right away and spent about 30 minutes on the phone with me discussing different areas. In all we probably only went to see 3 houses. Eric happened to be with other clients on 2 off those, but part of that was just the short notice that we gave. Both of those times, his assistant was able to show us the houses promptly. This didn’t bother me thought because he was always very accessible on the phone and through email. We saw a few other houses on our own, but thats because we were just looking all over the place and didn’t want to bother him if we were just feeling places out. A lot of phone calls and email later, we ended up finding a house that we love and its in a great area. I gave him 5 stars because he is extremely knowledgable, understanding, and helpful. Not once did he ask me to sign anything or pressure me into using him as my realtor. Highly recommend!

Just purchased my second home using Eric. Once again, he was extremely knowledgeable and I couldn’t image anyone helping me more than he was able to. I’m an investor and he is as well so he really helps with all the info.
