I had thought finding a good, reliable, professional, prompt, easy to reach, has my best interest in mind type agent did not exist in Austin area until I found Eric. He is all of that and more. It started with an easy call that explained my goals to him and within two hours I got customized emails with properties I should target. Eric offered his insight into property condition, fair offer price based on market condition and history/geography and desirability of the location. He even recorded video walk through of the properties for us. Always had my best interest in mind. Offers we wrote would get us considered, but fair for the property. We had one really bad seller agent try to get us into a badly maintained property by trying to pull some legal technicality on us (which they were wrong about). Eric patiently, expertly and professionally navigated the situation and got us out of the mess without too much stress on my side. We finally got an investment property that Eric picked for us (he knew what we were looking for so well), and is now managing it for us. He also helped me with local load and insurance agents who are equally responsive and professional as him. Highly recommend using him for your real estate needs.

We initially contacted Eric 2 years ago because we were interested in moving to Austin and he had really good reviews. He immediately put together a list of homes for us to look at and they were all exactly what we were looking for. Eric gave us all the in and outs of the Austin area and he really made us fall in love with the place. Unfortunately we were not able to move forward with a house at the time, but 2 years later we asked him to again show us some homes and he spent his whole weekend showing us properties. We found the one we loved and now we are official Austinites! Eric is absolutely awesome and was there anytime I had questions about anything from the loan process to specific relocation related issues. My wife and I worked with Eric as our buyer’s agent over the span of over a year and a half. He was very patient and never pressured us into buying. He is experienced in investing and remodeling homes in Austin, and has value-add in terms of estimating the cost of improvements while viewing homes as well as referring to his preferred contractors. Being a first time home buyer in this crazy Austin feeding frenzy market can be quite intimidating. I was referred to Eric Bramlett by a trusted friend. Being a first time home buyer itself can be very intimidating and added to this, the rate at which good homes were selling quickly had us worried about the home buying process. We were referred to Eric Bramlett by my brother. He did not disappoint at all. Eric was very patient with our questions and always gave good detailed explanation. Few things about Eric that makes him standout from other realtors. 1) Knowledge: Eric has deep knowledge of the market and is well informed. 2) Availability – Eric was available round the clock to answer our questions. You can text/call/email him and be sure of getting an answer in less than 2 hours (2 hrs. being the worst case scenario) 3) Contacts: Has access to a lot of resources. Ask him a contact for a small stuff like a home insurance agent or something big like loan, Eric would’ve a contact for you instantly. 4) Inspection process – Eric patiently walked us through the inspection document and not only helped us prioritize the problems but also negotiated with the seller for the repair costs. 5) Post sale support: On the closing day, Eric met us at the title company and sat through the whole 2 hours to ensure our questions were answered during the title transfer process. Not just that, Eric touched base with us a week after we moved in to ensure we settled down okay. Talk about great customer experience. To summarize, Eric Bramlett is the best realtor in Austin, hands down.

We are first-time home buyers, and were looking for a knowledgeable and reliable realtor to help us with our search. And I’m petty sure we couldn’t have found a realtor better than Eric! He was very accessible over the phone from Day 1 all the way till closing. We found our new home on Day 3 with Eric, and he helped us with the negotiations and paperwork too. He was there all the way till the end making sure that everything went smooth, and now we and moving into a wonderful home! I’d definitely recommend Eric for all home buyers, he’s simply the best in town!

We found Bramlett Residential based off of reviews online for buyers agents and couldn’t be happier about the way things turned out. Eric and Bailey worked with us to identify locations we’d like and made sure that they acted as trusted advisers. No question was off-limits, and every request for viewings was arranged in a timely manner.

Eric was especially helpful in outlining our options when looking at homes with work to be done, pointing out potential pitfalls that new homeowners make regarding updates\renos, especially overzealous ones who’ve seen a bit too much HGTV :-)
