Eric is hands down the best realtor I have ever had working for me. I’ve done 13 personal buy or sell real estate transactions in many areas of the country now and have no patience for 95% of realtors and Eric far exceeded my demanding expectations 100% of the time. First he helped me when I was looking to buy, then went far above and beyond when I decided to rent first for 4 months. His response time is close to immediate, he knows the market inside- out, he doesn’t tell you nonsense lines to get you to buy, he understands what you want and explains everything that’s helpful, and very critically he doesn’t waste your time. Of all the great things I could say about Eric, and his assistant Bailey as well, the very best thing is that he has a can-do, no excuses attitude and will work using that attitude to get you the very best house at the best possible price and do it all with a personable and friendly personality. He’s simply the very best.

I had an absolutely wonderful experience working with Bramlett Residential to find my ideal condo. In anticipation of my move to Austin, I felt nervous that I had zero familiarity with the area. Initially thinking I would buy a condo, I reached out to Eric for assistance. Eric immediately returned my phone call and over the next few weeks spent hours breaking down for my family the need-to-know details about the different areas of Austin. Further, he put me in touch with financial experts who explained my mortgage/ financing options. When I told Eric I was better suited to instead lease a condo during my 2-year stay, he promptly connected me with his colleague Bailey Bowden who, too, was a pleasure to work with. Bailey was extremely flexible to accommodate my busy schedule, and she showed many great properties that I would have never found on my own. After I found the condo of my dreams and signed a lease, Bramlett Residential did not fall of the map. Instead, Eric and Bailey followed up to help me sort out the remaining details with my landlord’s broker and also ensure my overall satisfaction with my lease. These guys are professionals who take pride in their work and genuinely care about their clients – 10/10.

The stupidest mistake I ever made involves Eric. I was moving to Austin from London, and after much research found him and his firm. He came across as the go to guy for everything relating to Austin (not just property). Subsequent to that I was in touch with an old friend who said that she too was a realtor and would love to help me. Because I was trying to patch things up with this old friend, I thought why not throw her a bone. BIG MISTAKE. What I got was the unhappiest property experience. But I digress. At both the beginning and the end I was in touch with Eric. He was astounding. Clearly he is one of the smartest individuals I have come across. He is astute at every aspect of property, Austin, family moves, schools, locations, long term and short term investments, he gave perfect insight into all my questions and concerns. He is so keenly adept at all this, without making you feel stupid (which I was on one score) or he appearing overbearing. He gets on your page and then judges everything from your angle. It is a real gift that he has. He is also refreshingly ethical and fair minded. He continued to guide me even when he had no vested interest. I urge anyone who is looking for property in and around Austin to use him-he knows his stuff and will lead you in the right direction. When I was at wits end, his assistant took me out on a Saturday (with just a few hours notice) and showed me no less than 4 places, all within my budget, that I would have been happy with. You know he knows his stuff when he picked these properties, having never met me face to face, and my children were jumping up and down laughing with delight. Nothing but good wishes for this guy!

We chose Eric based on his high reviews and he definitely lived up to them. We had a great experience working with him and his team. We got only good advice and sold our house quickly and with minimal disruption. Eric made all the right decisions and jumped on potential problems before they became major issues. He was very attentive, answered every call and email, and even worked on his vacation when something came up. Bailey was also super professional and tirelessly helped us make our transition. We look forward to working with them again with our next home.

We are relocating from Iowa to Austin. We have had a chance to work with Eric and Bailey. We were initially planning on buying a house and I was impressed by Eric’s flexible mind set and no pressure approach. We decided to rent instead and we were helped in an outstanding way. Eric was busy so Bailey ended up showing us around on a weekend (Saturday and Sunday). Even though we were in the capable hands of Bailey, Eric was constantly in touch with Bailey and us. It was like we had a two person team with us. Bailey went out of her way to help us with the logistics, paperwork, negotiations and contract review. There has been immediate communication and we left with the feeling that we were the only clients that these two fine people had. We were never second in line.

Bailey spent one day with us and by the next day, she knew our needs perfectly. She was able to pick a handful of properties that we would like and next day, we were struggling to figure out which property not to go for.

Eric is the definition of a good realtor. He is very knowledgeable and has the unique quality of being able to think outside the box. I was impressed by the heart and soul he combines with his knowledge. He is tireless and the quality of his work is excellent. His intuition is sound.

When we look for a house in the near future, we will definitely go with Eric again. That is a no brainer.

I got introduced to Eric when he helped us find our rental apartment a couple years ago. And the experience was so pleasant, that when we were looking to buy a house, we went straight to him. And boy am I glad we did. As a first time home buyer it was important we had a realtor who was both knowledgeable and patient with the several questions we had. Eric gets high points on both. Plus he is not pushy. When we went under contract for a property where the seller was not willing to pay for the repairs, instead of pushing us to pay the extra few thousand for repairs, and be done with his job, Eric recommended that we continue searching for the right property! Initially we had ruled out fixer uppers because of our inexperience. But Eric guided us through that process like the expert he is – I have learned a LOT from him. And its only because of his guidance, that we felt comfortable going ahead with a property that had everything we needed, except it needed a lot of work. He went above and beyond, by helping us make smart/cost effective renovation decisions to ensure we get our money’s worth. And I still call him to get his advice – you can clearly see that he genuinely cares about it. He is not afraid of answering specific questions you might have, and won’t hide behind “Oh, that’s a personal decision you need to make” or “I am not sure how much that would cost”. He will tell you his opinion if you ask him nicely :) and that was a HUGE thing for us as first time buyers. The house we liked received 7 offers, and one of the reasons we got the house was because we had Eric on our side. Here is a direct quote from the listing agent’s email informing Eric we got the house: “The seller has decided to go with your buyers because ….. we liked your professionalism in winning this contract for your buyers”. He is bloody good at what he does! Goes without saying that I will be looking to him for help with any future real estate transactions.

Eric defines what a Realtor should be. So much so that I’ve used him twice.

I first happened upon him by chance when looking to move from Orlando, FL to Austin, TX in January, 2006. He was the listing agent for a place that I was interested in renting. After chatting with him for a bit over the phone about what I was looking for, he offered to drive me around to check out a few other places as well when I arrived in Austin. I arrived and he did so, making time for me after my new job (sometimes into the evening) without hesitation. He was able to tailor our search down to my needs so we didn’t waste any time in touring. Even after the first couple contracts fell through because people beat us to it, he continued to help.

When it came time to buy a home, we called Eric up again. He spent the better part of 3 months driving my then pregnant wife around to look at our personalized list of homes, including new developments that had plans that met our needs.
