Special Provisions

The TAR & TREC promulgated contracts do a fantastic job outlining most points of the contract. However, they don’t address the move out condition the seller must leave the property in. We’ve found that most sellers do a great job cleaning the property & making it ready for its new owner, but a small percentage don’t. In order to make sure your new home is in great condition, we recommend adding the following special provisions to every contract:

Seller to have property professionally deep cleaned & carpets professionally steam cleaned 1-5 days prior to closing. Receipts to be provided to buyer prior to closing.
