Twitter and Real Estate

I know everyone is blogging about Twitter and some of you might be tired of hearing about it but lately I have been spending a lot of time over there and have developed some pretty good relationships so I am going to blog about it.  Hopefully it won’t be too painful for you and as at the very least, we can get Eric’s trash can’s off the front page of the blog :)

I don’t have time to Tweet

At first Twitter seems silly and not worth the time but if you stick with it, you will find it is much more than that.  Different than mySpace or FaceBook, Twitter starts out as a method for just posting status then quietly transforms into a super powerful communication method.  With mySpace, FaceBook and other types of social media, other communication methods are used for the one-to-one or one-to-many communication, leaving the status update to do little more than just report status.  With Twitter, it is all about the update.  The only other communication tool is the direct message which simply makes your conversation private to one member.  Because the update field is the only way to converse, Twitter has a menu of commands that are used to change the direction of the conversation by adding them to the update field.  With that users can reply to a specific tweet in the stream, nudge, add favorite tweeters, etc.  The more you play with it the more you will like it.

How does it apply to real estate?

Other than just being a way to keep up with friends, real estate companies are also finding ways to employ it. I read on the Wall Street Journal site about Daniel Rothamel, a real-estate agent from Palmyra, Va. Daniel makes a practice of following feeds from more than 1,000 people, including his neighbors and fellow real-estate professionals. He searches the site for people who communicated that they are looking real estate help in his area. At one point, he used the service to exchange messages with a potential customer, who later changed his plans.

Yet another way to create exposure

Other users are flocking to Twitter in groves as an easy self-publishing and marketing tool. People and REALTORS alike are using it to build up their professional reputations by posting updates about their work in a way that is easier and quicker than starting a blog.  As Twitter continues to migrate into the mainstream, it will be interesting to see how other industries make Twitter useful.

I think Twitter could have some usefulness…It seems like an interesting concept I’m just not 100% sold on the marketing aspect. I did however sign up recently so we’ll see what happens from here.

I have gotten business as a result of it and have given it out as well. Stick with it. Think of it as a communication tool, not just a report on your status. Drop links in, build a reputation. I am sure you’ll get hooked.

I think the agent you mentioned in Palmyra has the right idea. Find people who are talking about where you live and make connections. Posting status without the feedback gets lonely. Use it to connect with people (it is a social networking site) and it will start making more sense. I signed up well over a year ago but am now just figuring it out.

Yeah Carolyn, that is the purpose of this post. My goal was to get people to give it that second chance. Most people will give it that initial try then quit without ever seeing the true power of it.

I joined twitter during the greatest agent contest and noticed the links were worth the time it took to create them… About 2 seconds!

I watch Matt Cutts and a handful of other highly regarded seo guys on twitter but only every couple weeks. It has not become a day to day thing for me yet.

I’m sure I can do a search but where can I find all of you on twitter? I should start up a legit account, all of mine now are rather spammy.

I am really just starting on twitter, but I use it to let people know what I am up to, and more importantly, what I am writing about…it does get me some attention when I want to draw eyeballs to a cause.

I am new to twitter but I think its like anything else. You cant just run around handing out your business card. I think you just participate in the conversation.

It’s fun to know in a few seconds what someone else of interest is up to.

I am very new to twitter as I just started tweeting in the last two weeks. I can see how it can get adicting and could possible be of benefit to business.

I use twitter off and on but find little benefits to the service from a marketing standpoint. The links you place in tweets are all no-follow, deeming it worthless as an SEO tool, at least where Google is concerned.

It is true that you can meet potential clients and so on with twitter, but the time spent doing that could easily be spent building do-follow links elsewhere while still engaging yourself in a social community or atmosphere at the same time, in essence killing two birds with one stone.

I never shoot down any potential marketing tool to quickly, so I hate to say its no good just yet, but from what I have experienced thus far, you can gain ten times the benefit in other online venues.

I have also just started using Twitter and love it. It gives me a good way to let people know what I am up to and a great way for me to network. Since most of my business comes from the internet, it is a great way for me to network and gain some great business contacts.

I found twitter almost a year ago after reading about it on a blog somewhere. I signed up, followed the directions and added my phone number. What a mistake that was! After a dozen random text messages I logged in and deleted my account. Then I read about it again during the greatest agent competition and stuck it on my blog. Overnight I saw it generate some nice backlinks. I was hooked. Now I use it to spy on Matt Cutts, Rand, Lou, Bramlett and Knox ;-)

My biggest complaint is having to sort through a ton of pages to find older tweets. sometimes old tweets = just a few hours.

Im pretty new to twitter and never even thought about using it for that kind of stuff. I figured it was only good for friends and family stuff. You just gave me an idea, thanks!

Be careful not to have your entire day consumed chatting at the Twitter Coffee Pot. A really great tool and networking application for building relationships. It is truly addictive when you make friends with common interests and goals.

WOW!!! So many comments about this topic! I am so glad that I received the Active Rain email this morning (or was it yesterday) about twittering because I was beginning to wonder if I was living under a rock not knowing what tweets and all meant. Now I think I get it and will go create an account even though I always said I wouldn’t but I must keep up with all this seeing as how I am young and everyone expects me to know all about these kinds of things. Thanks for this blog post. I will follow it as I do love blogs!

I was being a little spammy on Twitter last night and thought I had been banned. Could not connect for a few hours. Did anyone else experience Twitter being down Nov18th extremely early in the morning? 3:00am If so what were you doing up at that time? Nothing good goes on at that time of the day. I am going to make an honest effort to be less spammy in the future. A mention on Twitter seems to get new sites indexed in less than a few hours.

You know as hard as I try I just can’t get on the twitter bandwagon. I have a facebook account, a linkedin account and I do a ton of stuff on social bookmarking but for some crazy reason I just haven’t “Got” the twitter thing.

I didn’t like it at first, and actually abandoned it after giving it a couple of weeks. Then, I realized that (for me) it’s more about reading what other people have to say, and occasionally tweeting when I have something really interesting. It’s fun to collect followers, and to see how many people pay attention to what you have to say.

I’ve had a few drinks and am subscribed to this post so I had an auto e-mail as to Curt’s comment and I have to say he is lost. Twitter is cool for so many reasons other than real estate.

For just about any company that wants to stay in touch with its clients or employees Twitter is cool as hell. Think of it as text messaging to the world. “Hey world, this is what we are up to right now” No matter if you are in Real Estate, selling sand in the desert or just trying to stay in touch with friends Twitter is an incredibly cool web application. If you think it’s only good for Real Estate there is almost no hope for you, go back to typing spreadsheets on your commodore 64.

Mike, spend more time on twitter – we miss you.

Curt there are SO many uses for twitter besides real estate – Whether you end up creating a close knit community of friends or cast a wide net and communicate to as large an audience as you want – you can make the choice as to get out of twitter. You have to try it to understand it, but also realize that if you just pump out listings, blog posts and other “marketing” stuff without engaging others you will likely find it a wasted effort.

I read and enjoy your blog. I wanted to suggest a site to check out, which might be good for a post on online tools for real estate agents and sellers. It’s called TweetLister (http://www.tweetlister.com) and it just launched last week. TweetLister allows you to post, schedule and manage real estate listings on Twitter, and collect and download contacts you get through those listings. It’s a free service. We’ve already gotten a good amount of buzz, and I would love to read your take on it.

Since Oct 08 I’ve gone through periods of using and not using Twitter but we’ve added twitter widgets to almost every website we’ve built in the last year. Those who tweet seem to have more traffic than those who don’t.
