Eric is hands down the best realtor I have ever had working for me. I’ve done 13 personal buy or sell real estate transactions in many areas of the country now and have no patience for 95% of realtors and Eric far exceeded my demanding expectations 100% of the time. First he helped me when I was looking to buy, then went far above and beyond when I decided to rent first for 4 months. His response time is close to immediate, he knows the market inside- out, he doesn’t tell you nonsense lines to get you to buy, he understands what you want and explains everything that’s helpful, and very critically he doesn’t waste your time. Of all the great things I could say about Eric, and his assistant Bailey as well, the very best thing is that he has a can-do, no excuses attitude and will work using that attitude to get you the very best house at the best possible price and do it all with a personable and friendly personality. He’s simply the very best.

I am relatively new to Austin and needed to find a realtor that knows the area fairly well as I was looking for a good investment. I decided to go to Yelp and look for someone knowledgeable there. I cam across Eric Bramlett and gave him a call. I had hesitations at first because he seemed like he might be a busy real estate agent but i called anyway and he answered the phone right away and spent about 30 minutes on the phone with me discussing different areas. In all we probably only went to see 3 houses. Eric happened to be with other clients on 2 off those, but part of that was just the short notice that we gave. Both of those times, his assistant was able to show us the houses promptly. This didn’t bother me thought because he was always very accessible on the phone and through email. We saw a few other houses on our own, but thats because we were just looking all over the place and didn’t want to bother him if we were just feeling places out. A lot of phone calls and email later, we ended up finding a house that we love and its in a great area. I gave him 5 stars because he is extremely knowledgable, understanding, and helpful. Not once did he ask me to sign anything or pressure me into using him as my realtor. Highly recommend!

We found Eric Bramlett via an online realty website listing Austin area realtors. Because we were impressed with the ratings he received from other home buyers, we contacted him and one other larger Austin firm to interview as potential realtors when we decided to relocate to the Austin area. We first met with the large firm and were dismayed at the way we would be passed from employee to employee for each step of the process. We then met with Eric and were impressed at his reassurance that he would be ‘our guy’ throughout the entire process. And he was right. Eric was always quick to respond to all forms of communication and answer all of our questions. We were never pushed off onto other employees in his office, although they were always available if we needed them, and were always made to feel like we were a priority. Eric’s personality, honesty and experience made our relocation to Austin seamless. We truly felt like no one could have served us better. He is knowledgeable, friendly, willing to share his honest opinion, and yet allowed us to come to our own decisions. We could not recommend Eric Bramlett more highly. His assistance made our new home purchase and relocation from Houston to Austin easy and enjoyable. He is hardworking, loves what he does, and goes above and beyond from start to finish. And on a personal note, he’s a great guy.

We were so lucky to have Eric recommended to us. My husband and I have worked with our fair share of real estate agents in the past but Eric is by far the best agent we have ever worked with. My girlfriend and I worked with Eric to find our first house. Eric was able to position our offer correctly and we won out over other competing offers. Our lender turned out to be a nightmare, but Eric was able to keep the seller engaged through multiple extensions to our close. Couldn’t have been more impressed and happy with Eric’s professionalism and empathy throughout what turned out to be a pretty stressful process due to our lender. I’d recommend Eric to anyone.

My husband and I were moving back to Austin from Seattle and contacted Eric after reading his numerous Yelp reviews and experiencing slow communications with the realtor we originally intended to use. We made the right decision to work with Eric! He listened intently to our requirements over the phone and quickly had a list of houses that actually met our criteria. We worked with him to plan a last-minute 4 day trip to Austin, where he and Bailey spent 4 days taking us through over 35 houses before we had to fly back to Seattle. He and Bailey were both super-responsive to all our emails/texts/phone calls before, during, and after our 4 day trip. Both Eric and Bailey were relaxed, helpful, and candid throughout the process. Eric is super-knowledgable about the neighborhoods we were considering, which really helped us better understand what to expect with each home we saw.

Eric allowed us to walk through each home at our own pace, hanging back to answer questions if we had them, but letting us experience the home for ourselves. He was upfront about potential issues in any home we looked at, rather than blindly encouraging us to just purchase a home already. By the time we flew home from our trip, Eric had prepared our offer and sent everything we needed over to us to sign. He helped us through the process and recommended an excellent lender who was able to offer us great rates and patiently listen to all of our first-time home buyer questions. When we panicked over not understanding something in the contract at the last minute when we were supposed to be signing all the papers, Eric quickly responded to our text (after hours in Austin) and called us to explain what we were confused about.

Buying a home from another state is difficult, and Eric was a great realtor throughout the process. He and his team even arranged for flooring companies to access the house so we could arrange to have floors installed before our move from Seattle. Once we moved into the house, I had trouble operating the jacuzzi in the Master bath, and Eric was quick to respond. He not only re-sent the inspection report, but called me and patiently walked me through trouble-shooting the tub until I got it to work.

We are very happy with our experience working with Eric and Bailey and would highly recommend them without reservation to anyone looking to purchase a home in Austin.

If anyone is looking to re-locate to Austin or to purchase a home, I’d recommend working with Will Mackintosh at Bramlett Residential. He is professional and very experienced with the Austin market & surrounding areas. I was flying into town from NY for just a few days and communicated with Will via email. I was interested in a few condos and he quickly responded and provided me with a detailed breakdown of rent comps and an investment analysis on all the units I inquired about. This included HOA fees, estimated mgmt fees, insurance, interest rates etc. The data helped me understand the market and also the appreciation values year over year. Receiving this prior to my arrival was great. This shows how prepared Will is as an agent. He works with #’s and that’s the most important thing when considering a purchase. Will was friendly and kept me realistic when it came to what I could find with in my budget parameters. He even put me in contact with a local lender who I connected with to answer my questions in regards to loan approval and interest rates for investment or secondary properties. Having fast and good client service is important when you are making a buying decision. Will was quick, responsive and very helpful for someone looking to re-locate.

Eric Bramlett was a rare and valuable find when it came to me looking for a real estate agent – I’d consider anyone reading this very fortunate in fact. Eric had the unique ability to put himself squarely in my position, while superimposing the years of experience that a first-time buyer like me was lacking. Added to that was his no-sales-pressure approach, warm personality, promptness in replies, and a no-nonsense approach to doing business. When we would walk into a place, I had complete confidence that he would know if it was a place I should be considering, or just a waste of my time. Just for some more background: I’m someone with extensive experience in investments outside of housing, and for a long time had thought “I can buy a house without an agent”. But after the time I spent with Eric, I’ve changed my opinion quite a bit. While I still think I could buy a house without the help of the average real estate agent out there, I would never, ever buy a house in Austin without using Eric. It’s too big a decision, there are too many pitfalls, and he’s just too valuable a resource.
