Great Bathroom Remodel on a Budget

Friends of ours have decided to list their house within the next week or so.  We met a couple of weeks ago and discussed staging & possible improvements.  They have a fantastic home, and it had been updated very nicely, but the bathrooms were largely original.  Since they had a very nice kitchen remodel, and great landscaping, it only made sense to update the bathrooms.

I won’t list the cost of the remodel, as the property will go on market soon, but I can guarantee that they will easily earn 400% on this one improvement (in part b/c it was the last objection any buyer would have over the home.)

A terrible bathroom can really be a deal breaker. I always like to let sellers know that redoing rooms can really save a lot of time and money in the long run. It’s not as hard as it seems.

The tiled countertop and the Picture mirror made a HUGE difference in the blue bathroom! Seems like a cheap remodel that will help sell this home much faster. If only kitchens were that easy!

Good ideas about how can we manage the main problem – budget – . When thinking about remodeling of the bathroom, we need to compute the budget first and then we can start remoddeling of home.

Doing some inexpensive cosmetic reno’s is always a great idea prior to putting a home on the market. Most buyers can’t see past an ugly bathroom or kitchen.

Most of my buyers do not want to do any work. Anything the seller can do to update their home will help it sell quicker. The buyers who see there is work to be done, will expect to get the property for a bargain price.

I really like the renovations and making new looks of bathroom fixtures. Saving time and budget is the best idea where we can catch buyer’s attention and loyalty. I’m glad that I’ve found this as a wonderful post to deal with. Keep it up!

Wow! 400% return is incredible! In our local market we are seeing that upgrades and improvements may make the home more desirable but not really increase the value… lol… in fact I know of a builder who was getting $200,000 lot premiums during the “good times” of 2005 & 2006. Those same premiums (oh yeah, they’re still trying to sell their 20 or so lots) are down to $50,000.

Maybe I need to move to Texas, where the market seems to appreciate improvements.
